Kumara Luxury Villa comfortably sleeps up to 6 adults in three kingsize bedrooms. You rent the entire property — never by the room — so the infinity pool, the enormous pool pavilion, luscious green grounds and spacious suites are all yours alone.

Spacious open-plan living areas open through floor-to-ceiling bi-fold doors and windows onto tropical gardens and a large outdoor deck with seating, sun lounges, umbrellas and a 50ft saltwater pool. The elevated design frames uninterrupted views over the canopy of trees and king coconut palms — a perfect place to watch the birds and monkeys, especially in the early mornings and late afternoons.

Your daily rate includes a complimentary "Tropical" breakfast — and the story only gets better. Three local ladies will keep the house and cook if you ask, while your guest manager helps you choose your daily menu and goes out each day to buy fresh groceries: you only pay for what you eat, so prices vary with your preferences.

How dining works

Meals are served as a family sit-down dinner from the "staff only" kitchen. Our cooks prepare wonderful local food and a limited selection of western food, freshly cooked. We can't make a different meal per person — but are always happy to prepare a separate meal for children. Please allow 4 hours for shopping and preparation.

Everything you need before you arrive

We offer three kingsize bedrooms for up to 6 adults — from a minimum of 1 guest up to a maximum of 8. With 8 guests, single beds are added to existing bedrooms on a triple-share basis, with an additional charge for each guest over 6. Cots are available for younger babies.
No. You privately rent the whole property — we never rent by the room — so you'll have private use of the villa regardless of your party size. No other guests will be there during your stay.
Yes. Three local ladies will do the housework and cook if required, and a guest manager who speaks very good English will help with your daily food selection — he goes out each day to buy your groceries, so you only pay for what you eat. There's also a full-time caretaker and gardener, full-time housekeepers/cooks, a full-time night watchman and a guest manager. Our staff are all from the local area — none of them has worked anywhere else but with us.
30+ days before arrival: full refund (excludes non-refundable bookings).
7–30 days before arrival: 50% of the total booking cost charged.
Within 7 days, no-shows or same-day cancellations: 100% charged.

Yes — we accommodate children of all ages. We have 2 single beds and 2 cots that can be added to existing bedrooms, our cooks happily arrange special meals, and a highchair is available on request.
Yes — a Smart TV in the pool pavilion connected to limited satellite channels. You can log into your own TV apps (Netflix, Prime, etc.) — please remember to log out when you leave.

Please respect our home — no smoking indoors. Ashtrays are available for you to smoke outside; just ask the staff for one.

Yes — small room safes in the bedrooms. Please ask the staff if you need help setting your combination. We recommend you arrange personal travel insurance for any unexpected damages or loss.
Laundry baskets in each bedroom are emptied daily by the staff — but we rely on sunshine to dry the laundry, so we can't guarantee a same-day service. No delicate clothing please. If you need an iron, the staff will set one up in your room.
The villa has a selection of universal wall sockets (UK · Indian · Australian · USA · EUR) — but Sri Lankan power points vary by location, so we suggest bringing a universal power adapter rather than a single-use one.
We adopted two puppies abandoned on our property in 2024, and the caretaker has a small older dog. The property is fenced, but wandering local dogs are timid and not aggressive. A kind request: outside dogs have been attracted to guests' shoes left outside — please leave all footwear well inside the pavilion and bedroom doors.
